The project envisages the construction of an open block with five free-standing buildings arranged in three independent units – phases. The architectural concept strives to maximize the potential of the location and terrain. This concept made it possible to adapt the dimensions naturally and simply to the topography of the terrain. The entire block is open, airy and sunny throughout the day. Most of the apartments are oriented on two sides and even three sides with the associated loggias, which are used in all structures of the apartments. The dynamic image of the facade planes was achieved by positioning the openings as a consequence of varying the structural module. Over eighty percent of the residential units are oriented to the sunny side with their living area, mostly to the southeast and a smaller number to the southwest. Vehicle traffic within the settlement is organized by a system of integrated streets, which contributes to a more humane use of public space and the use of a larger area for pedestrian purposes.
Pitched roofs are designed so that those on the sunny southeast side are shorter and steeper, while those on the shady northwest side are gentler and longer. In this way, a high-quality and sunny space in the attics was formed, while the gentler slopes of the roofs enabled better sunlight penetration between the buildings. At the level of the entire complex, the roof planes also follow the configuration of the terrain and thus make the complex additionally integrated into the natural environment.
The newly designed block fully respects and includes the immediate environment in which the settlement of family houses is planned in its urban matrix. This way of synchronizing housing types would create the conditions for the affirmation of both types of housing in the common space.
